1. Regular cleaning  
For large scale and commercial doors, the roller door is the most widely used option. The untrained eye may not notice the buildup of dirt and grime. However, if you don’t regularly clean the door, the shutters may become jammed.  

Regular professional cleaning, as well as continually removing the accumulation of grease and dust can help prolong the life of the door and protect it from wearing out.

2. Check the balance
An unbalanced commercial door could collapse and injure staff, tenants or visitors; or cause damage to any vehicles beneath it.
 
Having a professional installer come and audit the balance of the roller shutter periodically will ensure it runs smoothly while still being able to stop at any point to avoid accidents and mishaps.

3. Looking after moving parts
Commercial doors have many moving parts that can cause friction if they aren’t properly lubricated. The type of lubrication you need will depend on the type of roller door you have so it’s important to use the correct product to avoid any issues.

The hinges, springs, rollers, and tracks should be lubricated every three months, while the rail only needs to be lubricated once each year.

4. Ensure your springs are in good working order
Springs are one of the most important parts of the commercial door set up! When the springs are broken, the door can’t be used.

If the springs aren’t in good working order, they won’t be able to pull the door with enough force to open it.

Indications that the springs may need replacing include springs that are visibly worn out, there is coil separation or a loss of tension.  

5. Reprogram codes for access security
Controlling access to a building is one of the key functions for any commercial door, small or large.

With staff, tenants and visitors coming and going it’s important to reprogram the codes for your commercial door remotes at least once a year to ensure those who require access can safely come and go; and to keep those who shouldn’t be able to enter, out.

It’s especially critical to reprogram the codes after any burglaries or accidental loss of remotes.
